Project finance for infrastructure
Project finance for infrastructure: how long-tenor debt is structured
How infrastructure project finance works: non-recourse and limited-recourse debt, tenors up to 25 years, DSCR sizing and what sponsors need for a term sheet. USA, Europe, Australia & Asia.
Infrastructure — transport, water, energy, digital networks and social infrastructure — is financed against the project's own future cash flows rather than the sponsor's balance sheet. Westford Capital Group arranges project and infrastructure facilities from USD 1M to USD 250M with tenors up to 25 years.
This guide covers how lenders size the debt, what security package is typical and what sponsors should have in hand before requesting a term sheet.
Non-recourse vs limited recourse
In non-recourse project finance, lenders rely on the project company's contracts and cash flows, with security over the project assets, accounts and shares. Limited-recourse deals add sponsor support during construction — completion guarantees or cost-overrun commitments — that falls away once the asset is operating.
How debt is sized
Debt is sized so that contracted or highly predictable revenue covers debt service with a cushion — commonly a minimum DSCR of 1.20x–1.40x depending on revenue risk. Merchant or demand-risk revenues are haircut.
What sponsors should prepare
- Concession, PPA or offtake contract (or a clear path to one)
- EPC and O&M contract terms
- Independent technical and, where relevant, traffic or demand study
- Financial model with base and downside cases
- Environmental and social assessment
Timeline
Project facilities follow a diligence timetable agreed with sponsors at mandate. The under-14-day closing benchmark applies to corporate facilities under USD 10M, not to greenfield project finance.
